December is here, and with it comes the familiar hustle and bustle of the holiday season. Between shopping, decorating, and attending festive gatherings, it’s easy to get swept up in the whirlwind of activity. Amidst the excitement, we encourage you to take a moment to pause and reflect on the true spirit of the season—gratitude and giving. This is a special time of the year, as we celebrate many unique traditions that define our families and the holidays – but, it’s also a time for being mindful of those who are less fortunate, who may not have what many of us take for granted. Whether it’s sharing a kind word, donating to a local charity, or volunteering in the community, even the smallest acts of generosity can bring light to others, and deepen our own sense of joy.

As the year draws to a close, we look back with gratitude for the connections we’ve built, challenges we’ve overcome, and milestones we’ve achieved. In real estate, every transaction represents more than just a house; each is a story of finding a place to call home. Market Update

The real estate market saw typical seasonal trends in November, with activity slowing compared to the peak summer months. The mid-Atlantic area mirrored broader trends, with low inventory levels constraining trans-action volumes. Sellers remained hesitant to list, often locked into low mortgage rates, while buyers faced limited options​. However, this area continues to attract buyers seeking second homes or retirement properties, contributing to market resilience compared to other areas.

For December, the market is expected to follow these trends however, there is always high demand for waterfront and resort-area homes, and they are likely to maintain their appeal, sustaining prices even in a slower market.

This time of year, the more motivated sellers could present opportunities for buyers ready to act, especially in mid-range or off-water properties. The buyers are also more motivated and usually, pre-approved and ready to get under contract on their new beach home. Coastal Delaware and Maryland will likely maintain its appeal to lifestyle-driven buyers, with renewed moment-um expected in early 2025 as inventory modestly increases and seasonal interest resumes.

Pictured in the photos above are Allison Foshee (l) and Terry Lozada (r) helping out at the Santa’s Letters kickoff event on November 24th. Families stopped by to drop off their letters to Santa and share in some good holiday fun, like making crafts, drinking hot cocoa and visiting with Santa!

Santa’s Letters is a 501(c) (3) started by the Malone family in 2013 as a way to give back to families in the community. In addition to a merry greeting, Santa’s Letters helps those in need, whether it be a warm coat, Christmas dinner, or just an overflowing Christmas stocking under the tree.

The Real McCoy Group is a sponsor of Santa’s Letters and is providing donation collection boxes at all open houses throughout the month of December. Check out our open houses schedule or you can drop off donations at our office located at 33000 Coastal Hwy in Bethany Beach. We are collecting new, unwrapped toys and/or warm clothing (gloves, socks, blankets, scarves, jackets, etc.).

Local Happenings of Note in December

There are many events happening throughout the area, we are hoping you will do your own exploring and research to find what is best for you and your schedule.

Dec 1 – Dec. 31; 5:30PM – 9:30PM | Winterfest of Lights in Ocean City; This year, enjoy a walk-through winter wonderland experience and explore the 58-acre Northside Park. Dec 1 – Dec. 31 | Shellville - Enchanted Winter Celebration; Shellville, a magical holiday village in Rehoboth Beach, offers festive fun for the whole family! Open Thursday through Sunday on weekends in December, and daily during the week leading up to Christmas, this enchanting event features decorated cottages, holiday shops, live music, fire pits, train rides, and plenty of seasonal cheer. Stroll through the twinkling lights, enjoy tasty treats, and create lasting memories with loved ones

Dec 3; 5PM - 7PM | Christmas Tree Lighting in Millville; 32517 Dukes Dr. Join the Town of Millville for the lighting of Millville's 20-foot Christmas tree, celebrated by Santa and Mrs. Claus as they arrive in a horse-drawn carriage, accompanied by the Indian River Tri-M marching band. Talk to Santa, enjoy a s'mores station, and have fun in the Frozen bounce and slide house and slide!

Dec 5; 7PM | Berlin Christmas Parade; 80+ Floats, Dancers, Firetrucks, Santa and More! Join us for the largest holiday parade on the Eastern Shore. Parade starts at 7pm at The Berlin Welcome Center, then runs north to the Berlin Fire Company.

The judging stand is located on West/Baker Street near the Calvin B. Taylor House Museum. Emcee: Big Al Reno

Dec 6; 5:30PM | Fenwick Island Holiday Tree Lighting; Join the Town of Fenwick Island for the Holiday Tree Lighting. Celebrate the season at Cannon St. Park (800 Coastal Hwy.) in the gazebo! The festivities will kick off at 5:30PM, right after the December Town Council Meeting.

Dec 7 |Holiday Happenings in Bethany Beach; Full schedule of activities:

10:30 - Noon Ginger Man siting at the Nature Center
11 AM - 1 PM Pony rides on the beach off Garfield Parkway*
1PM - 3 PM Party with Santa and face painters in Town Hall*
1PM - 4 PM Trolley, train, & tractor rides downtown
5 PM Tree lighting with SDSA Show Choir at Bandstand

Dec 14; 9:00AM | Christmas at the Cottages; Two great events at the Bethany Beach Nature Center and Dinker-Irvin Museum.
10:30 - Noon Alpaca Christmas Adventure at the Nature Center
11 AM - 1 PM Victorian carolers, gingerbread house activity, & tours of the decorated cottage at Dinker-Irvin Museum.

Dec 31; 6PM | Berlin New Year’s Eve; Join us in downtown Berlin for a 6pm ball drop! Why, 6 PM? Because that’s when its midnight in Berlin, Germany! Family friendly event with music & fun with ball drop at 6pm. *Many restaurants and bars in the Town of Berlin to spend the rest of your evening in!

Recipe of the Month: Hot Mulled Cider

Mulled cider is a warm spiced fall classic perfect for chilly days and holiday parties ~ make it on the stove or in the crockpot. Spiked or not, either way it will warm your insides!

Ingredients

Yields: 8 Servings; Time: 5 min prep, 15 min total

Ingredients

2 quarts fresh apple cider

1 orange, sliced

2 sticks cinnamon

1 tsp whole cloves

1/4 c brown sugar

To spike your hot mulled cider add to an individual mug, one shot (or an ounce and a half) of rum, or whiskey (bourbon is lovely.)

Directions

Pour your cider into a slow cooker or dutch oven, if making it on top of the stove.

Add brown sugar and stir until dissolved.

Slice the orange and stick the whole cloves into the slices, add to cider.

Add your cinnamon sticks.

Heat until desired temperature, then turn to warm. If stove-top method, be sure to keep an eye on it so that it doesn’t burn.

Add liquor of choice to individual glasses, as desired.
