5 Upgrades to Make to Your Home Before Selling

 

When our Clients are listing their homes, a common question we get is asking what upgrades should be made. Although every home is different, there are 5 upgrades we recommend most.

1. Paint
A fresh coat of paint can greatly improve the appearance of your home when selling. It brightens things up and creates a clean look. We always recommend staying away from bright colors, because it can easily discourage a potential buyer. Neutral colors are the perfect go-to.

2. Landscaping
The exterior of the home is the first impression a potential buyer has of your home. Curb appeal is a big deal! Simple yard clean up and some fresh landscaping can go a long way.

3. Flooring
Upgraded flooring not only makes your home look great, but it also increases your home value depending on your selection. Tile, plank, and vinyl flooring are favorites buyers search for. If possible, avoid carpeting main living areas and stick to bedrooms only.

4. Bathroom Update
This doesn't mean you need to break the bank and spend thousands on a new renovation. You can make simple updates like a freshly painted vanity, new bathroom faucets/showerheads, and new light fixtures. You'd be amazed at how big of a difference those quick fixes can make.

5. Light Fixtures
New light fixtures can make a world of difference in your home. They can easily make your home look as though you just did a serious remodel. It's the little details that go a long way.

Donations can range from contributing time, talent, area of expertise, business planning, financial and other resources to small business owners so that they can adapt.     Market Tips: First-Time Home Buyer Loan Options

     

    As a first-time home buyer, we want you to have the best experience possible and keep stress levels low. In order to take away some of this stress, we want to make sure you are aware of many first-time home-buying programs. Below we will explain some of the different programs available to you.


    Conventional Mortgage
    These loans are good for lower down payments that can go down to 3%, however, they do require a limited mortgage insurance premium.


    FHA Loan
    These loans are good if you have a lower credit score as well as need a low down payment. However, the lower your credit score is, the higher the down payment will be.


    VA Loans
    These loans are for veterans and do not require a down payment or mortgage insurance premium.


    USDA Loans
    These loans offer little to no down payment for lower-income buyers but are only able to be used in certain areas.


    There are also loans that are specific to Delaware, like the Preferred Plus Loan. This loan provides a lower interest rate as well as assistance with the down payment and closing costs.

    Of course, speaking with a mortgage lender will give you the most up to date programs available and they can also direct you to the program that most closely suits your needs.
