| | November is a time of giving thanks and expressing gratitude, and there is so much for which we are both thankful and grateful. We’ve had a very successful year, thanks to our incredible clients—many of whom have become more than clients and are now cherished friends. Living in such a beautiful area is another gift, and we are reminded daily of its beauty when we take a moment to pause and appreciate the world around us.
As the holidays approach, this is also a time to think about others who may be less fortunate. The Real McCoy Group is proud to sponsor Santa’s Letters, a non-profit organization that provides toys and essential items to children in need. If you would like to help support this meaningful cause, there will be opportunities to get involved in the coming months.
Finally, November is a time for gathering with loved ones and creating memories with family and friends. Let’s celebrate the season with gratitude and be mindful of the treasures we encounter in our everyday lives.

| | | Market Update As cooler weather settles in each fall, the average days on market tend to increase slightly. In October, we saw an average of 53 days on market which is comparable to September. Even though the days on market may increase a bit as the cooler weather sets in, the Fall is still an excellent time to list your home, as many buyers are eager to secure their beach homes now. We find that while showings may be fewer than in the spring and summer, the buyers have higher intent. The cooler-weather buyers also tend to be more serious and are often pre-approved and motivated to finalize their purchases before year-end, making them serious contenders in the market. Buying now allows buyers to renovate, paint, and furnish their new properties over the winter, ensuring they’re ready for enjoyment by Spring.

| | Got PMI? Take the First Step in Figuring Out if You Can Drop It |

If you are interested in receiving an equity review to see how much equity you have gained in the past year, or several, let me know and I will be happy to run a report for you. These reports are more comprehensive and accurate than what you'd get from an online tool.
If you are paying PMI (Private Mortgage Insurance) on your mortgage, you may be eligible to request that it be dropped. This decision is made by whomever is servicing your loan, and the report that I give you does not qualify as an appraisal. You will have to hire an appraiser and have your home appraised for the mortgage lender to drop the PMI.
The CMA that I can send you is a first step in finding out if this is a possibility. Let me know if you think you are interested. |

| | IngredientsYields: 8 Servings; Time: 15 min prep, 45 min total For the Pumpkin Pie: 1 9-inch Homemade pie crust, or store-bought, deep dish, unbaked 3/4 cup granulated sugar 1 teaspoon ground cinnamon 1/2 teaspoon salt 1/2 teaspoon ground ginger 1/4 teaspoon ground cloves 2 large eggs 15 ounce can canned pumpkin or fresh pumpkin puree 12 ounce can evaporated milk
Caramel Pecan Topping: 1/2 cup light brown sugar, packed 2 tablespoons heavy whipping cream 1 tablespoon light corn syrup 1 tablespoon butter 1/2 cup chopped pecans 1/2 teaspoon vanilla extract |
| Directions Preheat oven to 425 degrees F.
In a large bowl beat the eggs and pumpkin together. In a separate bowl, combine the sugar, cinnamon, salt, ginger and cloves, and add to pumpkin mixture.
Gradually stir in the evaporated milk. Carefully pour mixture into unbaked pie shell.
Bake at 425 degrees F for 15 minutes. Reduce temperature to 350° F; bake for 40 to 50 minutes longer, or until the pie is set. Check for doneness by giving the pie a gentle wiggle. The center may jiggle just a tiny bit. It will continue to set up as it cools. Or, it is done when a sharp knife inserted in center comes out clean.
Cool completely on a wire cooling rack. Serve immediately with whipped cream and caramel pecan topping, if desired.
Caramel Pecan Topping: Add brown sugar, cream, corn syrup, and butter to a small saucepan over medium high heat. Bring to a boil, then reduce heat and simmer, uncovered, for about 5 minutes, stirring frequently.
Remove from heat and stir in chopped pecans and vanilla. The topping will thicken as it cools. Spoon topping over cooled pumpkin pie slices and top with whipped cream.
